Kiwi Urban Living is a private landlord. We work with families who have housing assistance — including Section 8, veterans programs, and state housing vouchers. Other lawful rental assistance may be reviewed case by case. We do not issue vouchers and we do not decide eligibility.

Housing Choice Vouchers
The federal program most people know as Section 8. A local housing agency issues the voucher; you search for a qualifying home; we work the landlord side of the paperwork and inspection.
Veterans
Veterans housing programs
Rental assistance for veterans — including HUD-VASH and related referrals. We coordinate with the issuing agency. Eligibility is always decided by that agency, not by us.
State programs
State housing voucher programs
State-funded rental subsidies and similar local assistance. Rules differ by state. Tell us which program you have and we will review it against the unit and the program’s own requirements.
Another program? Ask. Acceptance is not automatic.
Whether a subsidy can be used on a given home depends on that program’s rules, an agency inspection, the rent the program will approve, and whether we have a suitable unit. This page is information, not a guarantee of housing and not legal advice.
How it works with us
You keep the assistance. We handle the landlord side.
- We never charge a fee to apply for a government voucher — those applications are free at the housing agency.
- Your share of rent is set by your program, not by a number on this website.
- We prepare units for the inspection your agency requires. The agency decides the result.
- We coordinate paperwork with your housing agency when a unit is a fit.
Questions
Do you only accept Section 8?
No. Section 8 is one of the programs we work with. We also work with veterans housing programs and state housing voucher programs, and we will review other lawful rental assistance on a case-by-case basis. Whether a particular program can be used on a particular unit depends on that program’s rules, an agency inspection, and available homes.
Do you issue vouchers or decide if I qualify?
No. Kiwi Urban Living is a private housing company, not a public housing agency and not HUD. Vouchers and eligibility are decided by the housing agency or program that issued your assistance. Applying for a government voucher is free at that agency — we will never charge you to apply for government assistance.
How long are waiting lists?
Wait times are set by each housing agency and can range from months to years. We cannot skip, sell, or guarantee a place on any waitlist.
What are the income limits?
Income limits and rent calculations are set by the issuing agency for your area and program. We do not determine eligibility. Ask your housing agency for the rules that apply to you.
Can I use assistance issued in another city?
Sometimes. Portability and transfer rules belong to the issuing program. Tell us where your assistance was issued and we will tell you whether we can work with that agency on a specific unit.
Are the homes on this site available now?
Not yet. We are assembling inventory. Photographs are examples of the housing types we intend to offer, not listings of specific units. Availability, rent, and screening will be confirmed in writing before any lease.

We look at household size, location, accessibility needs, and the rules of your program. Availability is not guaranteed and depends on units on hand.

Inspection and subsidy contract
If a unit is a match, we prepare it for the agency inspection and, if approved, sign the subsidy contract the program requires. The agency — not Kiwi — has the final say.

Lease and move-in
You sign a lease, pay your portion of rent, and we manage the property under that lease. Ongoing support is described in the lease and house rules, not on this website.
