Fair Housing Policy

Equal Housing Opportunity provider
Kiwi Urban Living LLC (“Kiwi,” “we”) is a privately owned housing company and an equal housing opportunity provider. We comply with the federal Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended), the Americans with Disabilities Act where it applies, and any additional state or local fair-housing law that governs a particular property.
We are not the U.S. Department of Housing and Urban Development (HUD), not a public housing agency, and not a legal-services organization. Nothing on this website is legal advice.
Federal protected classes
We do not discriminate in the sale, rental, or advertising of housing, or in related services, because of:
- Race
- Color
- National origin
- Religion
- Sex (including sexual orientation and gender identity, as HUD currently interprets the Fair Housing Act)
- Disability
- Familial status
Additional protected classes may apply under the law of the state or locality where a property is located. We follow those laws where they apply. Source of income is not a protected class under the federal Fair Housing Act. Where a state or city law prohibits source-of-income discrimination, we comply with that law.
Company policy on housing assistance
As a company policy, we welcome lawful rental assistance as a method of paying rent — including Section 8 Housing Choice Vouchers, veterans housing programs, and state housing voucher programs. Other subsidies may be considered case by case.
This policy is not a promise that every program will be accepted on every unit, or that any household will be housed. Use of assistance on a given home depends on:
- the rules of the issuing program;
- an inspection and approval by that program’s agency;
- rent the program will approve;
- an available unit that fits household size and needs; and
- otherwise lawful screening applied equally to all applicants.
Screening and qualifications
Equal housing opportunity does not mean that every applicant is approved. We may apply uniform, lawful screening criteria (for example occupancy limits, rental history, or criminal-history screening as permitted by law). Criteria will be provided in writing before you apply for a specific unit. We do not collect applications, deposits, or screening fees through this website.
Disability, accommodations, and assistance animals
Applicants and residents with disabilities may request reasonable accommodations in rules, policies, practices, or services, and reasonable modifications to premises, as required by fair housing law. Assistance animals are considered under applicable law and are not treated as pets.
